Terms

    5% non-refundable earnest money deposit due day of sale, balance due on or before June 26th, 2025. If the acreage & land sell separately, closing on the acreage may possibly be moved up if it works for all parties. The buyer will receive the CRP payment for this year and have possession of the tillable acres after the crop is removed. Title Insurance and Closing Fee split 50/50 between buyer and seller. The land has a wind lease and the new buyer will inherit said receive the payment for 2025 of $7.00 per acre. If area towers are constructed it is possible that payment would be $35 per acre, if they new buyer renews the lease agreement prior to the towers being constructed. The seller will pay the first half of the 2025 RE taxes and the buyer(s) will be responsible for the 2nd half RE taxes, all payable in 2026. The seller will retain access to the cropland acres until the crops are harvested.
