    10% non-refundable earnest money deposit due the day of sale with balance due on or before June 22, 2021. Title insurance and closing fee split 50/50 between buyer & seller. We will offer each tract individually, or as a combination of Tracts I & II or as a complete unit. If sold individually, farm will be surveyed at seller’s expense. All tracts are rented for 2021 with Tract I to receive a rent credit at closing of $11,610 and new buyer will receive the second half wind tower payment for 2021, as well as all future payments. Tract II will receive $26,015, and Tract III will receive $3,100. Buyer will pay 2021 real estate taxes due and payable in 2022.
