The buyer will receive the full 2022 rent payment as a credit at closing, and the lease expires after the 2022 crop year. If the farm sells as a unit, the buyer will receive the full credit at closing of $75,750. If the farms are sold separate, the rent credit will be $50,000 for Tract 1 & $25,750 for tract 2. If property is sold in two tracts, a survey will be provided and the expense will be split 50/50 between the buyers and seller. The 2021 RE taxes, payable in 2022 are paid by the seller, buyers are responsible for 2022 taxes payable in 2023.
