    TERMS: 10% non-refundable earnest money deposit due day of sale with balance due on or before June 22, 2022. Closing fees and title insurance split 50/50 between buyers and sellers. The sellers do not warranty or guarantee that existing fences lie on the true & correct boundary lines. Any new fencing, if any, will be the responsibility of the purchaser. The new buyer will receive immediate possession after the sale. This farm will receive wind rights payments for a neighboring tower in the amount of $4,800 annually. Payments are made twice annually, and the new buyer will receive the 2nd half payment in the fall of 2022. There is a perpetual FMHA Conservation Easement on the farm, managed through the US Fish & Wildlife Service, Madison Office.
