    10% non-refundable earnest money deposit due the day of sale with balance due on or before July 23, 2021. The farms are leased for the 2021 crop year with the new buyers receiving a seller-enhanced credit at closing of $30,825 for Tract II and $18,000 for Tract III. Closing fees split 50/50 between buyer & sellers. Buyer will pay 2021 real estate taxes due and payable in 2022, as well as all future real estate taxes.
