      Tract I – 151.5 +/- Acres
      This nearly all tillable farm has a gentle laying topography with good eye appeal. Per the FSA Office, the farm has 142.30 base cropland acres with a corn PLC yield of 134 bu., and a soybean PLC yield of 35 bu. The farm has a productivity rating of 54.8 in accordance with Brookings Co. Beacon map & Surety AgriData. This farm also has a 40 ft. well that pumped approx. 800 gal. per minute, and does feature a small amount of recently installed drain tile. The farm has a productivity rating of 57.8 according to the Brookings Co. Beacon map, & 48.5, in accordance with Surety AgiData. This farm has two 25 ft. wells and features a towable, 7 tower Zimmatic irrigation pivot that was last operated approximately in 2012. This Zimmatic, Lindsey Mfg. pivot has an end gun, valley center drive motors, and a Zimmatic control panel. When last used, water was pumped from the well located on Tract I. Terms

    10% non-refundable earnest money deposit due the day of sale with balance due on or before October 19th, 2022. Per the expiring lease, the farms are free for possession upon removal of the crop in the fall of 2022. Title insurance and closing fee split 50/50 between buyer & seller. Buyers to pay 2023 real estate taxes due and payable in 2024. Sellers do not guarantee that existing fences lie on the true boundaries, and any new fencing will be the responsibility of the purchaser pursuant to SD statutes.
