    10% non-refundable earnest money deposit due day of sale with balance due on or before January 9th, 2024. Title Insurance and Closing Fee split 50/50 between buyer and seller. New buyer will receive possession at closing, as farm is not rented in 2024. Future CRP payments are subject to any required midterm maintenance. The sellers will pay the 2023 real estate taxes due and payable in 2024. The acres in the parcels will be based on the acres as stated on the county tax records.
