Terms

A non-refundable earnest money deposit of 10% of the gross selling price will be due from each successful bidder the day of the sale along with a bank letter of credit, with balance due on or before September 17, 2019 on all tracts. All earnest money will be deposited into the Trust Account of Hand County Title. The land is leased for crop year 2019. Title Insurance and Closing Fee split 50/50 between buyer and seller. Real property taxes and assessment levied in 2018 or prior thereto shall be paid by Seller. Real property taxes and assessment levied in 2019 shall be pro-rated to date of closing based on the 2018 levy. Real property taxes and assessment levied after 2019 shall be paid by the new Buyer; farm sold subject to confirmation of trustee. The property is sold subject to existing easements, restrictions, contracts, reservations, fences or highways of record.
