10% non-refundable earnest money deposit due the day of sale with balance due on or before March 15th, 2024. The new buyer will receive full possession for the 2024 crop year. Title insurance and closing fees split 50/50 between buyer & seller. The sellers will pay the 2023 taxes and the buyers will be responsible for the 2024 taxes. Sellers do not guarantee that existing fences lie on the true boundaries, any new fencing will be the responsibility of the purchaser pursuant to SD statutes. The yields and bases, cropland acres and soil ratings are per the FSA office and surety maps. The new buyer is responsible for conducting due diligence for any future uses and practices on the property.
