    10% non-refundable earnest money deposit due day of sale; balance due on or before June 28th, 2024. Closing fees split 50/50 between buyer & sellers. The buyer will receive the full 2024 rent payment, and the lease expires after the crop is removed. They 2024 rent payment will be made directly to the new owner, paid in two equal installments from the renter, one at closing and the other in the fall of 2024. The sellers will pay the 2023 taxes, the buyers are responsible for the 2024 taxes payable in 2025. The current RE taxes are approximately $26.56 per acre.
