    10% non-refundable earnest money deposit due day of sale, balance due on or before November 11th, 2022. Closing fees split 50/50 between buyer & sellers. The sellers will pay all 2022 real estate taxes & the buyers will be responsible for the 2023 taxes. The property was re-assessed in 2021, and an estimate for the 2023 RE taxes are approximately $26.93 per acre for the ag land, and $3,279 for the 5 +/- acre commercial site. If the 5 +/- acre site is changed to residential, the annual tax amount would approximately be $2,547.
