Terms

    A 10% non-refundable earnest money deposit shall be due on the day of the auction, with the balance due on or before July 31, 2026. Closing costs and title insurance shall be divided equally between the buyer and seller. The buyer shall receive a rent credit at closing in the amount of $7,920.00 attributable to the 2026 cropland acres. Possession of the acreage, recreational acres, water acres, and residential improvements shall be granted to the buyer at closing. The seller shall be responsible for all 2025 real estate taxes payable in 2026. The buyer shall be responsible for all 2026 real estate taxes payable in 2027 and thereafter. A survey has been completed for the dryland portion of the property, establishing 64.5 acres of surveyed dryland acres. The total deeded acres of the property is 161.25 acres; however, the remaining acres could not be surveyed due to portions of the property being under water at the time of the survey. As a result, the property is being sold per county recorded acres of 161.25. This property is being sold subject to all easements, restrictions, reservations, and rights-of-way of record, if any, and is subject to seller confirmation. The property is offered and sold in its present "AS IS, WHERE IS" condition, without warranties or guarantees of any kind, expressed or implied. Any personal property free of liens remaining with property at closing will become possession of buyers.
