    10% non-refundable earnest money deposit due the day of sale, with the balance due at closing on or before December 15th, 2026. Title insurance and closing fees will be split 50/50 between buyer and seller. Preliminary title work is provided and available to view before the sale. All farms are available for the upcoming crop year with current leases for farming and hunting expiring Dec. 31, 2026. Buyers will begin receiving CRP payments in 2027, and the new buyers will be responsible for the 2027 RE taxes payable in 2028. The sellers and agents do not make any claims regarding boundary lines or total acres. Fences are not guaranteed to represent accurate boundary lines, and any new fencing will be the responsibility of the buyers. The farms are sold subject to easements and restrictions, if any, and sold subject to confirmation of the owner.
