Terms

    10% non-refundable earnest money deposit is due on the day of the sale, with the balance due on or before October 19th, 2026. Closing fees will be split 50/50 between the buyer and seller. The seller will pay all 2026 real estate taxes, and the new buyer(s) will be responsible for the 2027 real estate taxes, payable in 2028. Current real estate taxes are $21.13 per acre for Tract 1 and $16.11 per acre for Tract 2. The new buyer of Tract 1 will begin receiving wind payments for the 2027 year after closing. Wind payments are production-based and may also include acreage and transmission line payments. The new buyer is responsible for providing any and all required information to the wind lease company to comply with the wind tower lease and to establish account information for future payment(s). The farms are sold subject to all easements and restrictions of record, if any, and are subject to confirmation of the owner. The farms will be sold by recorded deeded acres and will be offered as a unit or as two individual tracts. If both farms are sold to the same buyer(s), separate purchase agreements and closings will be made for each tract. Possession will be granted at closing or after the existing crop is removed.
